Rainscreen Remediation at Ikon, Stylus & Arta, Shadwell
When a façade remediation project unfolds within fully occupied residential blocks, down the line from lively London Overground trains, the stakes are raised higher than ever. At Ikon, Stylus, and Arta in Shadwell, we embraced this challenge head-on, guided by one non-negotiable priority: minimising disruption to residents.
We were delighted when long-standing partners GPF Lewis asked us to join the project at the earliest stages. Strong relationships truly pay off, thanks to our existing rapport, clear communication flowed easily from the start, establishing a level of mutual trust that’s always critical in high-sensitivity environments.
Although our main contractor, GPF Lewis, held direct responsibility for communicating with residents, we understood our role clearly: prepare and pass on every bit of relevant information to support their updates. The goal throughout was simple; ensure the families living on site were always fully informed and reassured.
Scope of Works
- Strip-out and removal of the existing external wall cladding and insulated render – measures found to lack sufficient insulation or cavity barriers to restrict the spread of fire between compartments.
- Replacement with modern façade materials, upgraded insulation, and compliant cavity barriers, aligning with specifications from the Fire Engineer, Building Regulations, and project standards.

Site Location & Constraints
Set within a dense residential area, the blocks are hemmed in by neighboring buildings. Across tracks, the London Overground (Windrush Line) bisects the site, adding logistical layers to our operations.
Proven Solutions from Previous Work
Our experience at Bailey Harrison, situated further down the same Overground line, proved invaluable. We’d already developed refined processes for safe, efficient access, material staging, and noise management alongside moving trains. This familiarity allowed us to adapt quickly and confidently.
Resident-Centric Execution
To further reduce resident impact, we scheduled the most disruptive tasks thoughtfully, coordinated with GPF Lewis to share timely notices, and prioritised safety and clarity in all communication.
